Wasco County Home Sales April 2009

The latest sales data for April 2009  in Wasco County is in from the RMLS. Included are only sales of homes that are listed on the RMLS.  Unlisted properties and fsbo homes are not included.  There were 11 total homes that sold- all in The Dalles- in April 2009 in Wasco County.  Further research on The Dalles market shows 295 home sales in the last 12 months. There are 150 homes currently on the market. The absorption rate is 6 months. What this means is that a home listed in The Dalles in todays market should take 6 months to sell.  This is good news for the gorge market.  Things are starting to change here.

In Skamania County there were 4 home sale in April 2009. This data reflects only properties that are listed on the RMLS. Sales of unlisted and FSBO properties are not included.

Columbia Gorge Fiddle Contest-May 1-3, 2009

Post Canyon Trails

Located on the westside of Hood River out Post Canyon Rd. are some very popular bike riding trails. Many people ride these trails and they are also enjoyable for hiking or jogging. The trails are in a forested setting with many trees- fir, oak, cedar, maple and more. A small creek flows along much of the trail with wildflowers blooming this time of year. I've said it before and I'll say it again, "Why would you want to negotiate such a huge, complicated and expensive transaction on your own, when using a buyer's agent to represent you costs you nothing?". Okay, so I haven't said it this exact same way before but please don't buy a house directly from the seller, builder or listing agent unless, of course, you were a Realtor in another life. There are just too many ways in which THEY are looking out for THEIR own or their client's interests, and not yours. A buyer's agent is always looking out for you, first and foremost, and putting your interests ahead of theirs.

Sure, you may think you've gotten a better deal by cutting someone out of the transaction, but have you? Maybe the builder says he'll reduce his price by $10,000 (equal to the real estate commission) but what's $10,000 over 30 years if he/she nickel and dimes you on everything else? Or the For Sale by Owner locks you into something you overlooked on his/her contract? And that Listing Agent, even though he/she is now not a designated agent for either of you, was originally working with the seller and knows things...

By all means interview several Realtors, get referrals from trusted friends, family and co-workers, surf the Internet but do not purchase a home without representation. Would you go to court without a lawyer?

A Day in Hood River

The weather was a perfect 82 degrees. Unseasonably warm for late April in Hood River but I'm not going to complain. It was the perfect day for a bike ride out on the Mosier Twin Tunnel Trail. This is a fun ride. The scenery is so beautiful passing through forest land, wildflowers and so many views of the Columbia River. It is closed to vehicles so the only traffic you must deal with are other bikers and walkers on the route. It is about 4 miles from the Mark O. Hatfield starting point in Hood River to the overlook just east of the tunnels.  Another 2 miles will take you into the town of Mosier. The maple trees are beginning to leaf out as well as balsamroot and flowering red currant.

The $8,000 Tax Credit explained!

  • If you have not had a mortgage or owned a Primary Residence in the last three years you are eligible to to receive up to $8,000 as a tax credit on the purchase of a Primary residence this year. Your purchase needs to happen between 1/1/09 and 12/31/09. You CAN own or have investment or vacation property mortgaged in the last three years. The tax credit equals 10% of the property's value for homes under $80,000.00.
  • Income limits apply. A married couples modified adjusted gross income (MAGI) should be under $150,000 and singles under $75,000.
  • Remember it is a tax credit versus a tax deduction. The $8,000 comes back to you even if you do not owe that much in taxes. It is not deducted from your taxable income!
  • The $8,000 tax credit does not have to be paid back as long as you keep and live in the home for at least 36 months!
  • Construction loans; if you began construction on a home that will be complete and you will take occupancy before Dec. 31st, 2009, you qualify for the tax credit even if you began construction in 08'.

So that's it in a Nutshell! I can get you an automated underwriting approval in about 10 minutes! What a time to buy a home. This tax credit is literally FREE money!
